We analyzed page-level engagement data across 150 CRE offering memorandums sent to 4,200+ investors between September 2025 and January 2026. Here are the headline numbers.

How investors actually review an OM:

  • Average first-view session: 2 min 47 sec

  • 68% of viewers never scrolled past page 8

  • The top 3 sections account for 60% of total reading time

  • Executive summaries are read after financials, not before

What separates top-performing OMs from the rest:

  • First-page layout had a 91% impact on inquiry rates depending on what information appeared above the fold

  • One specific 1-page section nearly doubled the forward rate to partners and investment committees

  • 5 common content gaps appeared in almost every OM that received zero inquiries over 30 days

  • The optimal page count range outperformed both shorter and longer OMs

What the full report covers:

  • A/B test results comparing two first-page layouts

  • Section-by-section time and engagement data (10 sections ranked)

  • The 5 content omissions that correlate with zero investor response

  • Financial presentation format comparison (tables vs. narrative vs. visuals)

  • Follow-up timing benchmarks (optimal window and channel mix)

  • Page-by-page ideal OM templates for multifamily, retail, office, industrial, and mixed-use
